To the basic rate is added FL sales tax
(6%) and tourist taxes (4%), cleaning fee
(3 BR - $150, 4 BR - $175+), and a
security deposit ($500+). A deposit is
required to hold the reservation.
RENTAL RATE LEVEL IS
DETERMINED BY START DATE OR
PERIOD OF MAJORITY OF STAY.
Season guests have interim cleanings
scheduled at their convenience at $100
each month. Weekly and biweekly
cleaning is also available.
DEPOSITS & REFUNDS
Your stay requires a security deposit.
This deposit, as well as a deposit to hold
the property and confirm your reservation
is described in your lease and is based on
your total rental fee. The lease can be
e-mailed for your approval with your
complete submission of your identifying
information. Your security deposit, after
inspection of home and utilities, will be
returned to you in 35 days or less.
COMMUNITY REGISTRATION
FORM & FEE
Briarwood is a gated community with
manned gatehouses. For everyone's
security, all rentals guests (7 days up to
one year) must register with the BPOA,
the homeowners association. Registration
will allow you entry into the community
and gate. Registration is simple and
requires a form which will be sent with
your lease. The form must be completed
and submitted with your lease signature
page. A photo ID of Driver's License or
Passport is required for the registration
form. In addition, a $100 fee is required
for this registration process. The paper will
be submitted for you to the BPOA. A bar
code for vehicle access will be issued after
arrival.

Solar Heat is on all homes and is provided
and included in the base rate. However,
electric pool heat is an option and is
available with all homes. Electric pool heat
is $150 per week (whole week segments
only). Multi- month season
guests have a negotiated rate. The electric
pool heat option, if chosen, is included
in the lease. Lessee reserves the right to
cancel the option on day of arrival. Solar
